Pacific Forestlands LLC is contacting developers who might be interested in purchasing and developing the 40 acre parcel of land we call Alder Highlands. This introduction includes the property description, Snohomish County documents and some preliminary maps.

This parcel would need a change in designation for residential development with 5 acre lots or a rural cluster.

This 40 acre timbered parcel located in Snohomish County, approximately 1.5 miles southwest of Lake Roesiger near the Dubuque Rd, has potential for residential development. It is about 8 mi. northeast of Snohomish and 7.5 miles north of Monroe. It has been owned by the Ahmann family/ Pacific Forestlands LLC (PFL) since the early 1950’s and they have decided that its highest and best use would be a rural cluster residential development for people who want privacy and a view.

To that end, PFL has had Northwest Surveying complete a preliminary plat map (attached), which includes the 60’ deeded access easement through the Washington State Property to the south. This plat map includes 2 possible designs for residential development that adhere to the R-5 designation. Minimum lot size does not apply (per SCC 30.23.040(22)) so it could be developed with a residential rural cluster. On the map there is an existing easement and a proposed easement adjustment, that would remove a switchback just off the Dubuque road. The easement also crosses the City of Everett’s municipal waterline. The preliminary map shows the topography of the parcel, which has relatively high and even ground with good views to the south. The only steep area is in the southeast quadrant.

This parcel has a 25 year old alder stand and is completely surrounded by Washington State Department of Natural Resources Land.  The nearby county road, Dubuque Road, is about 900-1200 feet south and at a lower elevation than the parcel and ¼ mile via the easement. The Dubuque Rd is at 400’+ elevation and most of the parcel is 550-650’ elevation. The property has cell phone service. It is not in a water or sewer district but the water provider (CWSP) would be Snohomish PUD.
